To purchase a property in Cyprus, Banks require a minimum 20% depositfunding a mortgage for a second home. This is a barrier for many people. The seller accepts the first 20% of the property value over 24 months (36 months for properties over €250 000) the buyer can then secure a mortgage for the remaining 80%. A benefit for the seller includes securing the market value price without accepting offers One of the benefits for the buyer is the ability to start buying a property and move in without having to put down a 20% deposit. Every closing is handled by a licensed Solicitor, just like any other real estate transaction. So you can rest assured that everything is handled professionally.
The legal contract is written to safeguard the rights of the seller and the buyer. The SELLER pays nothing for this service, the BUYER only pays a €5000 consultancy fee at the time of signing the contract. Home ownership and the title deeds are only exchanged upon the SELLER receiving the final payment.
The BUYER is responsible for any maintenance, utilities, upkeep and repairs.
